Terms and Conditions 

You will be required to make a down payment in order to guarantee your booking. Depending on the apartment and duration of stay, down payments for apartment rentals normally range between US $ 150 and $US 3000, except during New Year’s and Carnival when other prices apply. 

Please be aware that once we have transferred the down payment to the owners of the apartment, there will be no possibility of refund in case of cancellation.  

The balance of the rent may be paid in advance either by credit card (add 5%) – or in the U.S. by check – or upon arrival, in cash only. Please note that it is not possible to pay upon arrival with either traveler’s checks or a credit card. We strongly recommend payment in advance by credit card in order to avoid the necessity of withdrawing large sums from ATM’s.   

We would also like to draw to your attention that the exchange rate for traveler’s checks is substantially lower than for cash. 

Cancellation is allowed up to 10 days prior to the first rental day. In this event you will be reimbursed 100% of the amount you paid on top of the down payment but you will forfeit the down payment. The agency is not required to refund any credit card or money transfer fees incurred by the guest.  

Payments at New Year’s and Carnival 

Bookings during New Year’s and Carnival always require a down payment of 50% of the full rent, with credit card payment not to exceed US $ 3000.  The number of tourists at this time of year is so great that many people move out of their apartments for 10 days and let them to foreigners. Hence, although we realize that cancelations are sometimes unavoidable, we hope that you will understand that we must insist upon a strict cancellation policy. 

Arrivals/Departures

To allow the apartment to be cleaned, check-in at the apartment on the first day starts at 1:30pm and departure from the apartment on the last day should be before 12 noon. Because it is our aim to accommodate flexibility, when possible, you may check in earlier on the day of your arrival or check out late at night at no additional cost if there is no other rental booked for that day.  

Change of dates

Changes of check-in and check-out dates are possible depending on the availability of the apartments. Altering your itinerary into a shorter stay than originally booked without any penalty fee is possible only if the change is confirmed two weeks before arrival.

Please be aware that the same policy applies in cases of missed or cancelled flights, visa issues or any other arrival delays. After you complete your payment, we will send you a booking confirmation.

The confirmed check-in and check-out dates will be specified in the subject line. It is your responsibility to PLEASE CHECK those dates and let us know if they are not correct. The apartment will be booked for you and the rent will be due for the period indicated in the subject line of the confirmation email for your booking.

General Regulations 

THE POSSESSION OF DRUGS OF ANY KIND IS STRICTLY FORBIDDEN IN ALL APARTMENTS. Punishment and penalties for crimes involving drugs or exploitation of minors – or for any infringement of Brazilian laws - are extremely harsh for foreigners. In such cases neither our agency nor the owner may be held responsible or be able to offer you assistance of any kind.

A security/damage deposit of between US $ 200 – US $ 1000, depending on the apartment, is payable with the balance of the payment upon arrival and may only be paid in cash. The deposit will be refunded on departure less deductions for any damaged items.

Please note that the taking of any images on the premises, or the production of movies, TV or videos, is not allowed under any circumstances.

If you show consideration for your neighbours and keep noise levels at a respectable level at night, you should encounter no problems during your stay. Please keep in mind that you are responsible for the behaviour of your guests and that big parties and “inappropriately dressed” women parading through the building could lead to difficulties. Fines of between R$ 300 and R$ 1000 (around US $ 500) may be levied against you for each complaint that comes to the attention of the building manager. All illegal activity - as well as failure to respond to the warning or to pay the fine - will necessitate the involvement of the police. Under these circumstances we reserve the right to ask you to leave the apartment, and no refunds will be made.
